Should I Repair or Replace My Roof?

Replacing your roof can be a costly project but sometimes a necessary one. Whether to repair damage to a roof or replace the entire thing is a question many people find themselves asking after damage has occurred to their roof. To determine what might be the best course of action to take it is important to look at a few factors.

  • How old your roof is - If your roof suffers damage and is 18 years or older it might be more advisable to replace the roof, since the roof is almost at the end of the average warranty period.
  • Is there moisture damage on the underside of your roof - If there is moisture that has formed underneath your roof, repairing over the moisture damage will not solve the problem and your roof will need a replacement.
  • How large is the damaged area - If the damaged area is small, such as 25% or less, repairing the roof will probably be the most cost effective option if more than 50% of your roof is damaged a replacement would be the better solution.
  • How important is the look of your roof - When repairing your roof, it is unlikely that the new shingles will match perfectly unless you saved some from your last roof replacement. So if the look of your roof is extremely important, you will want to replace it if a lot of shingles have been damaged.
  • Are your gutters damaged also - If your gutters are damaged and are in need of replacement, it may be easier to tear off the roof and gutters at one time and replace them together.

When it comes to the decision to repair or replace your roof, it mainly comes down to the amount of damage the roof has sustained and how important the look of your roof is to the outside of your house. While repairing your roof sounds like the less expensive option, it is not always the best decision. Before making your choice be sure to properly weigh all the pros and cons to determine the best option for you and your home.
