3 Signs That You Need A New Roof

It often takes a small leak for most homeowners to realize that they’re in desperate need of a new roof. However, a leak isn’t the only sign that it’s time for a roof replacement. Before your roof decides to spring a leak, you should watch out for these three signs that you need a new roof.   

Damaged or Missing Shingles or Tiles

In most cases, you can tell if your roof needs a new lease on life simply by looking at it. Whether your roof uses asphalt shingles, metal shingles or clay tiles, visible damage is a common sign that a new roof may be in your home’s future. As you look at your roof, you’ll want to keep a sharp eye out for the following:

  • Tiles or shingles that are completely missing or broken
  • Curled or buckled asphalt shingles
  • Asphalt granules in the gutter
  • Drastic color changes on parts of the roof
  • Rusted or corroded metal shingles

Damaged Flashing

Your vents, chimney and pretty much anything else that protrudes through your roof needs protective flashing to keep water out. This flashing can fall apart over time, especially if it’s made from roof cement or tar. If you happen to see cracks or breaks forming in the flashing or large chunks of flashing missing, then you may need to put a new roof on your home care to-do list.

Sagging or Drooping Roof Line

Stand outside, take a good, long look at your home’s roof line and ask yourself “What am I seeing?” If your roof line is as straight as a ruler, then you have nothing to worry about. If you can see a noticeable dip or bend, then you may be in trouble.
